Repayment Plan or Forbearance:  while most facing foreclosure are financially unable to take advantage of this option, those who can may be able to negotiate with the lender to make up back payments and bring their mortgage current -- either in a lump-sum, or over time.

Loan Modification:  you should definitely speak to your lender(s) regarding a mortgage modification. A modification might take the form of a principal reduction, interest rate reduction, payment reduction, loan term extension, or any combination thereof.  Unfortunately, it's a sad reality that very few modifications get approved.

Deed in Lieu of Foreclosure:  this is when the lender agrees to forgo the foreclosure process in exchange for the homeowner signing over the deed voluntarily.  Though it sounds simple enough, practically speaking, lenders are loathe to accept "deeds in lieu" because if they accept the deed they also take on all of the liabilities associated with the property (taxes, upkeep, insurance, etc.).  For this and a host of other reasons, your lender is highly unlikely to accept a deed-in-lieu.
