Although every transaction is unique. In today's market pricing a home competitivly from recent market stats is one of the keys to selling it. Being honest with our clients about price & condition from the start contributes to quicker sales. Everyone wants to get the highest price the market will bear.  The days of just putting the home on the market and seeing what happens is over. Preparing the home before it goes on the market and pricing it realistically are some of the ingredients to success. Partnering with our clients and working together gets the job done. Staged homes generally sell quicker and for more money in a shorter amount of time.

I'd say anyone can list overpriced homes, but I don't think some can even get those. After five years I'd wholeheartedly agree but at the same time I wouldn't claim to be a psychic agent, able to predict the selling price of every home. For buyers there's often emotion involved. Absolutely.   But it sure stings when the cooperating agent agrees that it's priced right and then submits a low ball offer.

File this under "Captain Obvious".  Unfortunately, too many sellers don't understand the obvious and continue to give their listing to the highest bidder.  This is the type of market that kills the over-pricing agent. Prospects are smart...they notice when a certain agent can't get things sold.
