Buyers and Sellers in today's market

I am in real estate just turning my 4th year this year, I have already seen lots of changes in this business.  I got in the business in 2007, when things started to turn upside down, then it went for the worse.  Even the mentality of the public has changed so much in the last few years just amazed me.

I remember the clients who I worked with didn't have to look at tons of houses before making a decision to make an offer or just plain looking.  Sellers were more co-operative to let their house to be shown.  I just wonder if they know not so good decisions may cost them a good bargain and a good sales?

Buyers:

There are many bargains out there right now, it is understandable that you want to see as many houses as possible before making your mind up to choose one house to make an offer.  Yet, there are some valid reasons why it may not be your best interest to keep looking over a long period of time:

 

  1. Ask yourself if you are ready to be a home owner, or you just want to waste your time to look at houses that you don't plan to buy.  Being a home owner needs discipline, responsible, and willing to do some sacrifices.  It is almost like taking care of your own child.  Are you ready to take up the responsibilities of owning a house and make it home?
  2. Interest rate changes daily, you could be gambling with your money and end up paying more because of a higher interest rate while waiting, looking and missing out the low rate.
  3. As you know that there is no such a thing as a perfect house.  There are always something you like and don't like in any house, whatever the price range they are.  If you keep searching for a perfect house, you may be disappointed to find out that you may not able to find it, ever.  Decide what are the most important features you want in a house and be realistic about it.
  4. If you find a house that you like and you can see yourself living there and call it home, plus the price is right, condition is good; you will need to make your mind up really quick.  Multiple offers can happen to house like that. Yes, we do have multiple offers even in today's market.

Sellers:

Are you in a market that is very competitive?  Do you see new listings coming out on the market almost everyday?  Is your house the best looking, best priced, best all around on the block?  What about showing?  Are you a co-operative, motivated seller?  You may want to give it some good thoughts because:
  1. Your neighbor is selling their house also, they know they are competing with you for possible same buyers. They may be willing to do everything possible to make their house so appealing to any buyer and get their home sold.
  2. Is your house shown well?  Do you do your part as a home owner/seller to make sure the house is always shown ready?
  3. How many times have you told the agent that the house can't be shown because you are not willing to co-operate with the agent, not willing to be flexible while the house is on the market for sale.  You do know you are competing with your neighbors, right?  And they are doing their best to let their house be shown, so they hopefully can get an approved buyer to buy their house soon.  If your house can't be shown, how can it be sold?
  4. Remember once you decided to sell your house, it is business now.  Take care of your business, and everything else will follow.  You have question, talk to your agent.  We are not magician, we can't pull a pre-approved buyer out of a hat for you, but we will do everything to market your house.  Believe me, we want to sell your house as much as you want to sell it, too.  We need your co-operation to help selling your house, are you in?

Hi Rita, you have done an excellent job of pointing out some of things that buyers and sellers should do and consider in today's market. It is possible to be in a multiple offer situation, even today. However, I remember those days back in 2006 and 2006.
