Last week one of my REO listings in San Jose CA went into escrow.  We received 14 offers on the property.  The final selling price went $110,000 over list (asking) price.  Here are tips on How to Get Multiple Offers for HomeSellers in Milpitas CA.

  • Price your property well.  A tight BPO (normally used in valuations of REO's) will give you the price range for your area.  From that range, price your property at the low end - specially if there are other Active competitive listings that are priced very aggressively.   Remember the saying, "Price it high watch it die, Price it low watch it go."
  • Have a complete disclosure package ready.  A disclosure package can contain information from the HomeSeller on what the HomeSeller knows and thinks is the condition of the property.  It should also contain a Home Inspection Report, Roof Report and Termite Report from a reputable licensed inspection company.  Buyers who submit offers for a property with full knowledge of the property's condition are really interested and less likely to back out. 
  • Create a set time / date for receipt of offers.  It can be after 2 open houses or within a week of listing the property.  This creates an urgency or a call to action in interested buyers and their agents to quickly submit an offer.  This strategy creates buzz and movement.
  • If you have followed all of the above steps, you should receive several offers.  Three (3) offers are considered multiple offers.  If you have received several offers, send out information that you have multiple offers.  The prospect of being outbid on multiple offers brings out the aggessiveness of really interested buyers.
  • Counter offer the top 3 or all of the offers.  You want to give all your buyers a chance to win the bid.  The counter should  bring a higher price or better contingency conditions.  A buyer who removes all his conditions to sale is a buyer who will not back out from the offer.

Richard - getting multiple offers is something that is coming back in our area. And you are right if it is priced just below market it will definitely attract buyers who are willing to go over list price to get the home.

Hi LInda, yes multiple offers are back.  I believe it is because of a low inventory of active homes mixed with the frustrations of many buyers making bids on short sales.

These are some great tips for getting bank owned homes sold.  Aggressive pricing slightly below the market, creating urgency and having a system for managing and negotiating multiple offers also works well for traditional sellers.
