The Market Has Returned To Working; I Originate Buyers

 I found myself wondering where "the fountain of endless business" is going to come from for the rest of this year, and "until the market gets better". Well, I don't know about you, but most of the business that I received during the peak times came from past clients that I was referred to by realtors that I convinced to give me a shot with one of thier valueable buyers. I did my best getting thier deal done before the contract date, and within a few dollars of costs conveyed from the Good Faith Estimate. In time, I started doing loans for thier friends, family, and co-workers. Everyone has heard that story, but it started getting too easy as the rates went down, and the property values soared...then somebody stuck a needle in the balloon. Can you believe some Loan Officers were saying "I only do refis", or "I don't like working with realtors"...that takes a large set. However, I also heard many more realtors saying "I don't like working with buyers", and "I only take listings". I would almost bet my golf clubs on the fact that we all would take any kind of deal we can get right now! And that's when it hit me..." I have to help my realtor associates find buyers. I have to go out everyday, and hand out a verbal application to every realtor that I know, and do not know yet. The application says that I am willing to work for them; not thier buyers-yet! "Yet", because my realtor associates need the buyers before I get the "borrower". We all need to be willing to get into the trenches (figutratively speaking... we'll probably cold call, and send letters, post-cards, emails etc.), and claw out files together! When I came to that conclusion, "I Originate" Buyers", I started hearing some drips from the fountain I was looking for.
