Taking Photos of Your College Station HomeStudies have shown that more and more buyers are turning to the internet to begin their home search.  That means that the first impression your Bryan-College Station home will make will be visually on the web.  So, you need to make sure that you take photos of your College Station home that showcase it in its best light.  Here are some tips to make sure you make the best first virtual impression you can on a potential buyer:

Step 1: Create a Plan of Action.  Decide what your target demographic is.  Is your Bryan-College Station home perfect for newlyweds just starting out or retirees wanting to downsize from their larger family home?  Would it be great for students going to Texas A&M to reside during their college years?  Or, would families find your home just right for their needs?  Determining who your target audience is will help you be able to stage your home accordingly.

Step 2: Get Rid of the "Stuff".  This means that you need to pack up the knick-knacks, extra clothing, toys, personal photos, books, movies, CDs, etc.  You want potential buyers to focus on the room itself, not the "stuff".

Step 3: Clean.  Dirt shows up in photos, too.  Besides, you'll need to have your Bryan-College Station home in tip-top shape when buyers come to physically look at your property.  So, think of the cleaning as preparing for your first open house.  Make sure that all surfaces are wiped clean, including mirrors, windows, cabinets, doors, walls and appliances.

Step 4: Fix What Needs Fixing.  All those repairs you have put off need to be completed now.  That includes re-grouting the tile (if needed), replacing ripped screen windows and doors, replacing the broken cabinet door and fixing the sliding glass door that has come off its tracks.  These are visible even in photos.

Step 5: Editing.  Less really is more when you want to make a room in your Bryan-College Station home look larger and brighter.  Store your large furniture pieces.  Empty visible trash containers.  Close the toilet lid.  Make the bed and fluff the pillows.  Set out the good china in the dining room as if you're getting ready for a dinner party.  Add some candles and flowers from your garden or rose bushes.  Do the same for your outdoor living area.  Show how great a space it is to entertain or just to relax by setting the scene for a barbecue, with dinnerware, candles, etc.

Step 6: Pay Attention to the Lighting.  Natural light is always great to use when possible.  Make sure your photographer takes photos during the brightest part of the day.  Open up the drapes and window treatments to let the light shine in.  For darker rooms, turn all lights on and use the flash on the camera.  This will both brighten the room and correct any color issues.

Step 7: Take Lots of Pictures.  The more pictures you can show a potential buyer, the more likely they are going to want to see more of your Bryan-College Station home in person.  Make sure to take several photos of each room from different angles to give the potential buyer a good idea of what the rooms look like.  Don't forget to take plenty of pictures of the outside of your home as well, including both the front and the back.  It's easier to pare down too many photos than regret not having enough.
