 Is it a good time to sell?  What are the facts?

Here in Arizona, there's quite a bit of talk about how long it takes to sell a home these days.  While it is true some homes sit quite a while, it is also true that some homes sell very quickly.  Why do some homes sit while others sell?

There are many reasons why a home can sit for 6-12 months if not more!  Here are the facts, plain and simple.

  • Pricing.

Overpricing is one of the biggest reasons a home will sit in today's market.  It is very important to do a comparative market analysis (CMA) to see what other homes in your area have recently sold for - you may even want to hire your own appraiser.  By doing our homework before listing your home, we can price your home right the first time.

  • Marketing

New and innovative marketing plays a key role in getting your home sold.  It is important to make sure your agent is "tech savvy" so your listing can be seen on as many internet websites as possible all over the country!  Some of these sites include Trulia.com, Realtor.com, Point2Homes, Yahoo Classifieds, Oodle, PropSmart, Craig's List just to name a few.  Advertising, especially INTERNET ADVERTISING, gives your home the extra advantage over others not being FULLY marketed via the Internet.

As important as Internet advertising is, some tried and true traditional marketing is still important such as placing your home on the MLS, properly "staging" your home based on whether the home is occupied or vacant, holding frequent open house so buyers and agents can preview your home, making sure professional color flyers are available, sending out "Just Listed" postcards, and advertising in the proper newspapers and magazines.

  • Buyers.

Currently, it is more difficult for buyers to obtain financing as the credit requirements have become quite stringent.  On the flip side, in some areas, grants, bond monies, and many first-time homebuyer incentives are available to buyers.  Other than pricing your home competitively, what would you, as the seller, want to do to attract buyers to your home?  Would you be willing to pay part of the buyers closing costs?  Inspections?  Home Warranty?  These are just a few things to consider before placing your home on the market. 

 The truth is homes are selling right now, in today's market.  The volume of homes on the MLS today greatly outweighs the number of buyers out there which means, no matter what souped-up marketing strategy you use, your home may sit 6-12 months.  If you are considering to sell within the near future, it is a good idea to put your home on the market now.  If you are in a situation where you need to get out of your home quickly, there are many ways to do this, without giving your home back to the bank.

I think this is a very well written piece! I think you should make it into a pre-list letter that you can leave with people before committing to listing their home. Very little reworking needed!

Sarah, I appreciate your comments!  I wondered if anyone read it!  Seriously, I thought it might be helpful for someone who might be considering listing their home but was unsure if now is the right time.  And, I really LOVE your suggestion about a pre-list letter!!!!!!!
