Dear Deborah,
Now that we have an accepted offer on the house we are buying....do we really need to have a home inspection? I know we have to do an Appraisal....isn't that the same thing? The homes we looked at and have made an offer on are being sold "as-is" so what is the point of a home inspection?
New Home Buyer
Dear New Home Buyer.....
Well the decision is completely yours. I know that when the home is a short sale or a bank owned home that the home is being sold As-Is....
But here is the deal....what if there is a major defect to the property....such as a bad roof or problems in the crawl space?
These might be things we can't see with our untrained eyes...in a case where the property is being sold as is we are mostly having the inspection to rule out any problems....
Even with the problems that come up on a home inspection on your Nampa Idaho home, you may still want the home....but at least you are aware of any problems up front rather than in an emergency.
An inspection is different than an appraisal....and Inspection checks the conditions of the property...and appraisal is for determining value. An Appraiser may find things that seem like they are "home inspection related" but generally they will only look for items that affect the value or are of a safety concern.
So as I said....it is your decision...but if you asking should you do one or not.....I would say that you should!
Take care!
Deborah
