Your point is well taken, short sales can take some time to close. I hear about streamline processed being developed... but there still seems to be an abundance of extended transactions.

I just always want to put it is as a bit of disclaimer Steve. Most of the stats are "at a glance" for a certain moment in time. There are lots of short sales which linger and skew the numbers a bit.
