It never ceases to amaze me when I have an agent looking to write an offer on one of my Minnesota Short Sales and wants to know if we can close in the next 4-8 weeks.   Short Sales in Minnesota are going to have five steps that take 1-3 weeks each.   Upon learning of this, many of the agents are shocked and explain to me that the other three properties that they are looking at can give them an answer in less then eight weeks. 

The problem is that none of them are pre-negotiated short sales.  None of them have had an offer back out and none of them have a negotiator assigned. 

As a last hope, I ask if any of them are possibly a Minnesota FHA short sales but to no avail, they are not.  How can any of this be possible.  The only logical answer is that they short sale agents are not telling the truth, or they are not experienced enough to know the truth.  Either one means disaster for the seller and the buyer.

If a buyer understands the correct time frame, they will make an informed choice which will help everyone.  If the agent is willing to give the buyers the info they need, it will help us all.

it is really scary when the buyer is a rentor andyou have to tell them do not cancel your lease. They think based on TV that the sellers will move fast. Boy are they wrong when it comes to a short sale
