Bob, I have some friends in Mission Valley that are holding off taking the plunge until the market fully corrects.  Are you seeing prices level off, or are they still on the downward move?

I would suggest having them take a look at http://www.dqnews.com/ to get the full picture of what the San Diego County Real Estate market is doing.

The news media is telling us that the market is going down?  But in Many markets we are still experiencing Strong appreciation.  In fact, in 20% of the Zip Codes in San Diego County we had DOUBLE DIGIT APPRECIATION RATES For all home sales (hint that would be the last three columns on this chart: http://www.dqnews.com/ZIPSDUT.shtm )! 

By the way, whenever someone mentions that they are sitting back to see what the market is doing I tell them the only difference that it makes is what their Long term plans are.

If your friends are planing on living in San Diego for the longer then 15 years they need to Buy a Home.  Why do I say this?  The main reason is Rents will definetly be higher 15 years from now then they are now AND will be higher then the mortgage payment that they can lock in at today's rates.

Good blog on the stastics and good information for me to know.  A week doesn't go by that I am talking with someone about the home prices in San Diego in comparison to those here in Denver.  Now I am armed with the info.  Thanks.
