Why Work Rental Properties

Rental properties are kind of a unique area in real estate.  Many agents are not even willing to work rental property because they do not consider it worth their time.  I can kind of understand this because it is true that in the short term rental properties do not give the agent much money.  If this is the only thing that the agent thinks about then it probably is not worth their time.  However, I have a different outlook towards working rental properties.  I see them as a long term investment in my clients so I try to work rental properties to the best of my ability.  I look forward to establishing the relationship with these clients.  My thought on it is that they might be renters now but they are likely to be future clients.  You have to establish that relationship and get them to trust you and your work ethic.  What better way to do that then by working rentals?

Another thing to consider is that you have to market your business to get clients.  Do you know of any other method of marketing your business where you make money by marketing the business?  This is what that I am able to accomplish by working with rental property.  I show clients that they can trust me with their personal information during a rental so that they will trust me later when they are looking at purchasing.  To me it is worth taking a little less money now to make more in the future.  Rentals are quick and easy to do in most cases so to me it is worth doing.

I agree with you.  Todays renters are tomorrows buyers. 

Plus the landlords.  I have worked with one lanlord tin buying three properties and have rented each out several time.

In some these cases t ahs been - buy it, rent it out, buy for tenant when the lease has expired, and rent the property out again.

Great way of looking at it Rocky............when I started in real estate, I worked for a small company in Manhattan that only dealt with rental properties.  I never sold a thing, just leased, and made a good living at it too.  Sage advice about building relationships too.
