Sedona Real Estate Market Conditions for Saturday, 10-1-11

 Well, I have 2 spotlight listings for you today: the first one is a new concept to residential real estate in a sense. It's a home with an attached casita/guest quarters BUT it locks off completely and the builder says it will meet the new Sedona ADU (Accesssory Dwelling Unit) regulations if the purchaser desires to use it as a legal rental, and live in the other half. This concept has been used for years in the timeshare industry, where you can use the entire unit for your own purposes, or divide it for separate rental. They're just breaking ground and expect to have the home finished early next year, but I think it's a great idea that will appeal to our many out of state buyers looking for Sedona Second Homes that they can rent now and retire into later. The other listing I think deserves a special mention is a Camp Verde Home for Sale in the lush greenbelt area in one of Camp Verde's nicer neighborhoods. It's on over 1 1/2 acres for about $250K.

I had to hit 'suggest' because I think Sedona is the most beautiful place in the US.  It brings fond memories as it is one of the last place my wife and I visited before we had our first children (twins).  So, it brings back memories of being footloose and fancy free.  I loved every second I was there, except when we hiked to the natural bridge and I had nightmares for weeks about falling off of it.  The red rocks are amazing!   You are lucky to work in such a beautiful area.

 

From you 24-hour market watch, it looks like the market is busy out there.  Although, I would suspect you took the 'snapshot' around the end of September beginning of October.  Otherwise, that's one heck of a lot of turnover.

Hi David, thanks for sharing your happy memories of Sedona. I love to hear everyone's stories! Isn't it fun that we can revisit our memories any time we like?

Sedona seems to have a strong affect of people (including of course those of us who call it home ;^)

You're quite right that this is a busy time of year for us, and this was actually yesterday's 24-hour snapshot that I thought I had finished posting, but apparently it didn't go live.

Oh well. I'll post today's shortly.
