Do You Know Where Your Listings Are? Do You Take Pictures of The ACTUAL Listing?

Yesterday I was out with a client who is looking to buy a parcel of land.   I was amazed as I made the appointments for these properties at how many of the listing agents had NEVER EVEN WALKED THE PROPERTY.   I was further amazed by agents telling me they weren't exactly sure where the property was.

Whenever I am going to view a land listing I usually have a few standard questions:

  • Is there a sign?  Will I be able to see it?
  • How much road frontage?
  • Is there a survey?
  • Is there a way to find it if the sign is not there?


In asking these questions is how I came across the answers of "I don't know because I haven't walked it" and "I don't know because I haven't been there."  Okay I am going to sound like a teen here but OMG and you have no problem telling me this??

Now I will never list a land parcel unless I get to see it first.  How else can you intelligently answer questions about it or direct someone else to it if you haven't done this first?  I have had people ask me to "just put it up there until I can meet you out there to show you."  That will always be met with a NO.   Not only is this doing a disservice to the client as well as a potential buyer but I don't put up listings without pictures and you can't take pictures unless you visit the property.

Which brings me to my next point - one of the lots we looked at had a picture that looked like this:

And that is what drew my client to it in the first place.  They would like property with a view.  Even a small view would be nice.  So we went to look at this property with the great view.  And this is what we saw:

We tracked down this view which was about 1/4 of a mile AWAY.   I stood in the same place and took the picture we had in our hands.  That property didn't have a view to be found even if we took every single tree down.  Not only were my clients let down but they were ANGRY.  This is why real estate agents get a bad name.   Their time was wasted and it was not something that was an innocent mistake.

So if you are a "busy" agent and "don't have time" for certain things then please don't take listings you can't visit beforehand or use pictures that aren't accurate for one reason or another.

We are all part of the same team - lets work together, get things sold and let people know why they should be using REALTORS when buying and selling!

Debra, I will admit that we have property listings that have the same pictures for several lots, but they are adjacent to the ones that we have the pictures of.  The sagebrush pretty much looks the same on the same lots.

Good advice, Deb.  I take land listings that are about 150 miles from my home base.  And, yes, I take the time...but, there are agents who don't even take their clients there.  Just set them loose.  And, I think that is disrespectful to the client, too.

Suze- I know agents that do that also and I am not comfortable doing that either.  Just sending them out on their own is not doing your job.

Debra, this post details the shortcomings of our industry; lazy agents who don't care. It is maddening to think how much time and energy the good agents waste because of agents like this and most importantly the clients who get frustrated and discourage - can we blame them? "Suggest" button pushed.

It is important to help get people the answers they request. I would never tell you what I have not done. I do agree that it is important to actually see the property before listing it.

Debra, you've touched on two of my pet peeves when it comes to land listings: agent who have no knowledge of the parcel of land (not even the location...yes, I've also experienced this before!) and those misleading "view" photos that can't be seen from anywhere on the lot. Ugh! :)

Isn't posting misleading photos like that-intentionally, or out of laziness-bordering on unethical? I would complain to the broker. How unprofessional!

Amen!! And if you take a lot of lot listings in a subdivision, please do not use the same picture for every lot. It screams LAZY!

Debra, I'm with Joni....it screams "LAZY"! I am amazed at what some agents do. We now have a rule for the NLS that you have to put 1 photo up. Some only put 1 up.....go figure. Your example of how they could be marketing the parcels is point well made. It is a lawsuit waiting to happen. They have to inspect that land in order to sell it. I had a 12 Acre parcel about 1 hour from Redding. It was beautiful and had a year round creek on it. I had it listed for 5 years (off the grid) and finally just sold it this year. I can't tell you how many times we met agents and clients out there to walk that land and show them the orientation. It was too hard to follow the plot map. I was so happy to finally sell that land. David and I felt like we owned it. I have put enough photos out there of that property for us all to feel like we own it. LOL!
