Have you ever noticed how some areas appear to be insulated from all of the problems of life? One such area is the Woodlands. Located in beautiful wooded Montgomery County just north of the sprawling Houston metroplex, the area enjoys lower sales taxes and is still expanding in all directions.
This is a master planned community. It was one of the first i ever heard of and was the brain child of developer George Mitchell. Mitchell later sold the huge and phenomenally popular area to Crescent corporation who has continued to expand the dream.
Out of a densely wooded forest, unique neighborhoods were carved. Roads were developed, that lead to everything a resident might desire. Mega shopping areas evolved complete with malls, restaurants and essentials. Major companies relocated along the fringes. This allows for many to work close to their comfortable homes.
Over the years more shopping and recreation was added. There is a huge concert facility where the Houston Symphony among other attractions can come to perform. There is a river-walk where shoppers can ride on a ferry to their selection of shops or restaurants. There is a network of paths and bike trails conne ting the vast expanses of miles between schools and other desired destinations.
So to recap the possible whys this area has not participated in the two years of value decline the rest of the areas around Houston have had. It must be the natural beauty,the conveniences, the well planned spaces, and perhaps the overall feeling of peace and prosperity that exudes from every part of it.
Whatever it is... it is working. The area is not only not declining, but today's market study indicates an appreciation in value of 6 percent! This is a classic case of the right place at the right time.
