It's a Buyers Dilemma - finding the perfect home or compromising. While working with buyers in today's market we have faced several dilemmas. Finding the perfect home, the right financing and learning when to compromise. Many buyers are determined to find their dream home, with all of the bells and whistles at bargain basement prices. Understanding the primary motivation for buying - It is not enough to know the surface reasons, "I've heard it's a great time to buy" or "my friend got a great deal on her dream house." Dig deeper, why would you subject yourself to the disruption of moving now? That one small word, "why", is the great detective. Use it continuously during the discovery phase.

Identify the top three to five must haves - Refer back to the list of must haves frequently. Often as buyers view homes the priorities may change. Again the question why reveals concealed thoughts and motivations. The top three must haves combined with two would like to haves provides the groundwork for the real estate search.

Establishing the buyers timeframe - Determining if the client wants to move within 30 days or 3 - 6 months establishes the urgency underlying the buyers motivation. Renters are sometimes shocked to learn the home they are renting is up for auction. Or some buyers are hoping to take advantage of the great interest rates. Others maybe looking to move-up. There are a myriad of reasons and understanding these reasons is crucial.

Clearly understanding the above criteria (having them in writing is helpful) and referring back to the list should help to steer the agent and buyer through the sometimes turbulent waters of Riverside real estate however this is not always true. Sometimes perfection is not available (as is often true in life) it then falls to the buyers to determine if they are willing to compromise. The compromise could be location, price or features depending upon other factors fulfilling the buyers primary (top three) wants. The assistance of a knowledgeable, local Realtor is invaluable as you seek to find the home which best fulfills your needs.
