Did you know that we offer a product that will take away the clients concern about rates while they are shopping for a home?

The product is called lock and shop, it allows the client to get pre approved lock a rate in for 90 days while they shop for a house, a ceiling is put on the rate so if rates go up your client already knows his/her rate is locked in and the best part is we offer a float down should rates come down when the house is found and its time to re evaluate the lock.  The most attractive feature that we have on this product is that unlike other extended rate lock products this is all done at no cost to the client there are no extra closing costs or fees in order to offer your client this protection. 

Our bank closing costs are very low,  on a standard conventional loan my closing costs run approximately 830.00 plus prepaids, which is extremely low, I would be happy to run a scenario and fax or email a good faith estimate if you would like a comparison to present to your clients.   

I also provide free flyers to open houses should you desire any financing information put together on a listing, this is a color, flyer showing the listing, your logo and picture if available along with several loan options for your potential clients to take with them. 

On most conventional programs I provide a pre-approval within 24 hours of receiving an application.

I strive to make sure all of our closings are smooth and funds and all documents arrive at the title company 24 hours prior to closing so there is NO WAITING for funds or documents.   All of our loans are funded directly from our office, and documents are printed at our office.
