3 Comments on Real Estate Negotiation Strategies - Part 3
Great examples, Rob.
Always stand your ground.
I bought a car in 2010. The Sales Guy tried all the usual tricks - holding his hand on the Contract, "I have to bring in the Manager", etc. I walked out. Before I got to the door, he was pleading with me to come back.
Good Cop, Bad Cop. I experienced this when I was a teenager. Again, it did not work. I sat quietly and said, "My Dad will send his Lawyer, you talk to him".
And the Seller or other Party to the Real Estate Transaction that claims some Bogus Charge or demands a rebate just before Closing? Well, that is that... "Nice to meet you, hope you can find another house. Goodbye". They always choke.
Often when they try to renegotiate with me as a seller rep, we will just tell them "So what you are saying is that you are willing to forfeit your deposit and all of the money you spent on the appraisal and inspections because you don't like the terms of the contract that you already agreed to a month ago." As a buyer rep, we say "So you are willing to put the house back on the market and try to find another buyer and deal with another inspection and appraisal all because you don't like some charge that you already agreed to a month ago."
@ Keely. For residential real estate in Florida you typically want an experienced Realtor to help with the negotiating. Attorneys are more often used here on larger deals or commercial properties where both sides have an attorney and a Realtor working for them. If you need any help, let me know. We have several very strong negotiators working here.
