Greater Toronto Area - New Listings - Monthly Trends - November 2011

The number of new listings over the year has seasonal trends as shown by the chart below which tracks new listings in the Toronto Real Estate Board MLS® system from January 1995 to November 2011.  In general, the number of new listings decreased during November 2011 which is consistent with prior years as potential sellers tend to start focusing on the holiday season.  December 2011 new listings will likely be lower than November 2011.  Listings in the spring /summer tend to be at the highest levels while new listings late in the year tend to be at the lowest levels.  New listings during 2009 were lower than in recent earlier years due to conditions in the financial market.

The number of new listings for November 2011 has decreased compared to October 2011.  Many people start to think about getting their homes ready for listing early in the new year.

The number of listings in more recent years compared to older years in the chart are partly explained by the substantial increase in housing stock in the Greater Toronto Area due to increased building due to the increases in population over the years.
