Ann, I agree it is important for buyers to have an experienced agent represent them when buying a short sale. Much success to you in 2012 !
Without question the answer is absolutely yes. Even though the buyers agent has little control on how the listing side or short sale negotiations are handled they will know what questions to ask and how to write a contract in order to protect the buyers interest. They will also properly educate the buyer so there are no unrealistic expectations and they will help prevent the buyer from defaulting on the contract due to a less knowledgable agents lack of understanding of the terms as it pertains to a Short Sale and avoid the buyers from losing their earnest money. Besides, choosing your friend or family member that holds a real estate license can sometimes cause anomosity if something doesn't go the way you expected and you could ruin a good relationship. They usually don't know what they don't know unti the damage is already done.
YES.....YES.....or at the very least....an agent who knows what they don't know....and are happy to learn the ropes of the process as the transaction proceeds to a successful closing.
Yes, If you trust your property with someone inexperience you will usually receive a foreclosure letter down the line...lol Seriously, I think having someone with short sale knowledge and past success is a no brainer. Happy New year to you!
