2011 Real Estate Market Statistics for Sharon MA
The market value of single family homes in Sharon MA has stayed fairly stable since 2010. While there was a 10% increase in the total number of single family homes sold, the average sales price only increased by 4%.
The overall absorption rate is 7 months. This is the amount of time it would take to sell the current inventory of homes if no new homes came on the market. In a future post, I will discuss the absorption rate in different price categories. Important information to know for sellers.
The largest number of homes sold in Sharon MA continues be in the $300,000 price range. This year, there was a significant increase in the number of homes sold in the $100Ks, $500Ks, $700Ks, and $800Ks, and a significant decrease in the number of homes sold in the $400Ks. In all other price categories, the number of homes sold have stayed much the same since 2009.
New construction homes increased to 9 in 2011, up from 3 in 2010. Of the 164 single family homes sold and listed in the Multiple Listing Service in 2011, approximately 6% of those homes were sold as short sales or foreclosures.
