December Blackhawk Market Update – Sales Rise as Inventory Remains Low

Like most of the neighborhoods in Tri-Valley, Blackhawk had a drop in inventory lower that it has been for some years, while sales pending actually increased significantly in December, after having a dive in the month of November. 2 months ago, the lower and the higher ends of the market were performing differently, with the higher one having more strength than the lower one. That difference seems to have gone and Blackhawk market looks like to be moving in unity now.

In general, the month of December had a total of 26 homes on the market, a drop from November’s 33 and 32 at the end of October. That is the smallest rate of inventory since the early months of 2004! There were 7 sales pending in December, an increase from November’s 2 and a drop from October’s 8. If November’s and December’s rate is averaged out, the rates may look more typical at this point of the year. At December’s end, there were 3.7 months of inventory relative to sales pending in Blackhawk. It is uncommon for Blackhawk to have inventory fewer than 4 months.

10 properties listed below $1,000,000 were present on the market at December’s end, the same rate as November and more than 1 from October. There were 2 sales pending in this market segment in December, in comparison to 0 in November and 5 in the month of October. At the end of December, 5 months of inventory was available. This market segment made up 39% of inventory in Blackhawk by the end of December and 29% of sales pending within the month.

There were 16 properties listed more than $1,000,000 available on the market by the end of December, a decrease from November’s 23 and 21 at the end of October. This price segment had 5 sales pending in the month of December, an increase of 1 from November and 3 in the month of October. Inventory relative to sales pending resulted at 3.2 months by the end of December, in comparison to 7.0 months at October’s end.

The real estate market of Blackhawk can be unpredictable and the last 2 months were not exempted in that matter. Levels of inventory decreased drastically and sales were significantly good for this period of the year. While lesser than the usual, inventory in Blackhawk are abundant and the market looks healthy as 2012 arrives.
