Because of blogs galore, the active rain community has transmutated into an information seeker's delight and resource cravers relish. In one of my wanderings and meanderings, I stumbled upon 5 Top Five Reasons not to Overprice Your Home by Lisa Dunham. I reblogged it for a simple reason: to serve a purpose. And that purpose is to hand over to other members an arsenal of powerful strategic defensive device to counter sellers' combative pricing perception. You never know when it will become handy. Oh my, I was glad it is in my reserve lest be lying flat with head stuck under the ground for lack of ammunition. It was a victory. 

The second reblog in my arsenal is by Kathy Sheehan's Let's Talk About the Dos and Don'ts in Getting a Mortgage. Her blog is specific to the State of Georgia but the content's applicability is across the board. This is my risk-reduction ammo. We do have buyers who are very much prequalified at the time of their application but the home buying process can take longer than ninety days. A multitude of things and events can transpire in between the home searching and the closing. Another battle was won when my buyer mentioned during our showing "Hey Maria, does it mean that I can't apply for a loan or open a credit card before I close on the home." The red flag was quickly installed on the ground.

The third one is from my personal cache. Just a Friendly Reminder to the Agents who are Present during Buyer's Agent's Showings is obviously not an incendiary projectile aimed towards the listing agents alone. It has a dual purpose: a tactical offensive when an agent is on the buying side and strategic defensive when on the listing side. Most of the time, we as humans, forget that a non-hostile demarcation line is drawn between two opposing sides. And it is better to know our own position before someone gets upset and yell "fire in the hole".

 
And last but not the least, this reblog recharges the ammunitions when they tend to rusticate. Is that a Vulture on your Shoulder? by Mike Cooper is an effective weapon when the trigger locks or when the ballistics go ballistic." I'd rather go down in flames believing in a good thing than expecting to hear the final gurgling swirls of the drain as I disappear into the darkness of the drainpipe of hopelessness." 

Hope is what keeps us going and going and going. Without hope, our life will succumb to failures and dooms and the only path to go is the sojourn to our very own effete existence. For as long as we live, the sun will always shine on the east. The dusk will set in. But tomorrow's sun's rays will beam again from the horizon.
