     Welcome to Woodstock, Georgia!  Before I present my market report, I wanted to mention our GORGEOUS variety of colorful trees this fall!  I hope that everyone is enjoying them as much as I am.  In case you are not familiar with our city; Woodstock is a suburb located north of Atlanta that covers a portion of Cobb and Cherokee Counties.  We have gorgeous mountain views from almost everywhere in our city.  We have a great public school system, lots of great restaurants, shops, and convenient to I-575 and I-75 for quick access to the city as well as the amazing North Georgia Mountains.
       Great news! Our October sales data indicates that we are still buying and selling real estate here in Georgia!  See below for detailed reports! 

Our City's market sales statistics (based on data from FMLS) for single family homes for the month of October 2007 are as follows:

  • 75 Woodstock single family homes sold in October!
  • 38 of these homes had basements
  • 11 were new construction
  • Sales prices ranged from $98,600 to $750,000
  • Average sales priced based on October sales was $226,171.00
  • Average number of days on market (excluding new construction): 56 days!

  • 15 sold in October!
  • 7 of these were new construction
  • 3 homes had basements
  • Sales prices ranged from 55,000 to 199,900
  • Average sales price based on October sales was $151,327.00
  • Average number of days on market (excluding new construction):  54 days!

 

 

 

Some other interesting Woodstock real estate listing and sales information:

  • There are currently 949 active single family home listings in our city
  • There are currently 101 pending sales (under contract without contingencies) for single family homes ranging in price from 106,900 to 1,299,000!
  • There are currently 18 single family homes under contract with contingencies.  7 of these have a"contingency with kick-out" which typically means that the buyer has a home to sell or close and the contract is contingent upon the closing of their current home.  The kick-out clause gives other interested parties a chance to purchase the home.  Contact me for additional details!
