We do quite a bit of business on the web....most of our deals in fact. One of the best tools available to us is automatic e-mail notification. It allows clients to set up a notification for all properties that fit their needs...and they will receive them the day they come on the market. It allows your Internet buyers to get constant follow up from you...without you doing a thing!!! It also allows them to see what they can get for their money, this helps them narrow down choices so you will be showing less when the time comes to take them out. You need to put this on your website front page, it is a call to action (see out call to actions on our home page by going to the website) www.katyhomefinder.com it is important that the buyer has the option to click into this when they are ready to give you info!

Who are you using as your provider of this service? Our MLS has it but the interface is very clunky. I have queried web developers to price out a similar system and they quoted thousands of dollars.

We either use our MLS notification, or our broker Prudential Gary Greene Realtors has a great notification.

I have used this through our MLS, but I found that between clients not knowing for sure what they wanted, and MLS postings not always being as specific about certain things as they should, that it just didn't catch  everything or caught too much.

It was helpful in certain circumstances, particularly when a client narrowed their focus to a single neighborhood or subdivision or condo association.  If you can trust the listing agent to spell the subdivision or condo name right, that is.  Try just the first few letters of it in your search parameter, or use a map search.

Perfect listing entry is on my wish list!  This can be a great tool if the information is there to support it.
