Few homeowners sell at their list price. But the real trouble here is most of the Realtors have promised or accepted a higher than fair market value list price. Instead of pricing the property properly from the beginning and getting lots of interest and an offer. the properties are overpriced, which can lead to fewer showings and then buyers know to make the lower offer. The longer a property is on the market with price drops the buyers are just sitting back
The strategy is to price it right from the beginning vs. chasing the market and selling it for less than you could originally.
