I need some opinions...

I have a marketing background and have only been working in real estate the past year.  Our team currently has a listing that is on a busy road, it is a great house...priced right, and beautiful (5167 Lake Forrest Drive).

Our number one objection is that the house is on a busy road.  At first thought you would think that obviously the house is not priced right because it must not be priced to reflect the busy road...well...we really feel it is priced right....

Now for some outside the box thinking.  Do you think it'd be a good idea to have a rider on our sign that states, "busy road" or "reduced to reflect busy road" or "price reflects busy road"?  I'm liking the "busy road" rider...really out there with the concept, but based on marketing principles you have already taken away the number one rejection. 

What are your thoughts?  Has anyone ever done something similar?  Should we try this or would we be shooting ourselves in the foot?

Personally I hate putting an idea in someone's head that they may not have thought of.   A buyer may come from a home across from a 6 lane highway and may not think anything of your 'busy road.'  I currently have a listing which is brand new and set back from the road-many people want a place right on the road!  Go figure....!   I like to think that a property is priced with 'everything' taken into consideration (town, size, age, condition, location, appearance etc.) Plus if people are seeing your sign they are seeing the busy road.  *Just my 2 cents!

Carl - I would accent the positive features of the house. Always have background music during all showings and during the open house if you have one. It creates white noise to mask the sounds of the busy street.

Carl ... this is a fundamental of real estate - the only thing that will fix a location problem is the price.  Sounds like your Sellers may have to bite the bullet on this one.

I agree, accentuate the positive.  The price should be adjusted appropriately and that what will draw potential buyers.  Its going to be pretty obvious that its on a noisy road once someone visits the house.  They'll make the decision if its worth the discounted price to them or not.

I doubt anyone would everl see a sign rider like you're suggesting and think, "I should go check that house out."
