We were the first in and we are the first out! Our market is currently on fire.
By "on fire" I mean that yesterday I listed a home for current market value and received ten offers. Ultimately, opting for the cleanest contract (conventional loan, 20% down, with no seller concessions and ten percent above list price). So very nice to see!!
As a listing specialist, I can relay the following:
1. Full price offer gets you to the table
2. No seller concessions
3. Days on Market is less important as our local market has shifted
4. Put your highest and best offer on the table
5. AZ steals are similar to finding a needle in a haystack... and there are precious few haystacks in our gorgeous desert!!!!
