Spring is Home Buying and Home Selling season in Central Maryland. It's the nicest time of year and buyers want to find a home in the Spring and move in the summer. It seems to be even more important in Howard County where many households have school aged children and do not want to disrupt their school year.
If you are a home owner in Howard County you will not have any problem finding a licensed Real Estate agent to list your home, BUT ARE THEY THE RIGHT AGENT FOR YOU?
Currently in Howard County there are hundreds of licensed Brokerages. Some with only one agent and many with over 100 agents working out of the same office - BUT ARE ANY OF THEM THE RIGHT AGENT FOR YOU?

If you do your research online you are encouraged to interview more than one agent to see if they deserve your business. Here are a few questions to ask.
One key question that is not in that list is "How many homes did you sell in 2011, 2010, 2009 and 2008?"
Longevity in the industry does not equate to a successful and knowledgeable Realtor.
The past few years have been very challenging for many agents- In the bubble of 2003-2007, anyone with a pulse in thr Real Estate industry could sell a home. The current Howard County Real Estate climate requires local knowledge, intense marketing and unique strategies that put your home in front of every buyer who is looking to purchase. Statistically 87% of buyers begin their search on the Internet. Buyers want more information, more pictures, more statistics and more for their money than ever before.
How is your agent going to capitalize on that? In truth, not every Agent has the skill set to embrace technology and the resources required to sell your home for the most profit possible.
Can you call the agent that sold you the house? Are they still in business? Have they stayed in touch with you? Is this still their full time job or are they now in that 80% of Agents who only sell one or two homes in a calendar year? DO THEY DESERVE YOUR BUSINESS?
What about the agent your friend used? Personal referrals are good, but interview that agent along with a couple others too. Does your friend live in the same area? Is the Agent from a different County? Have they sold homes in Howard County before? Real Estate is LOCAL.
Should you call the agent who sends you that glossy postcard in the mail every month? They may claim to be familiar with your neighborhood, but have they ever actually sold a home there? "Snail Mail" marketing of this scatter gun approach is the first thing to be taught in Rookie Real Estate classes.
