Mr. and Mrs. Seller - you must be joking???

 

Showing homes is a must in our business.  Buyers like to view before they make a choice to purchase....that makes perfect sense to me.

 

contract in handSo why, Mr. Seller, are you requesting that we not only make an appointment with either you or your agent but that the only way we do get to see your home is WITH A CONTRACT IN HAND???  Are you nuts??

 

Your home has been on the market for 167 days.  Listed since September 2011....you've not once reduced the price and for heaven sake, your agent has only TWO photos - one of the home's exterior and one of the backyard (and both of these homes were "lifted" from another agent's listing when you purchased the house in 2005).

 

So unless hell freezes over between now and the time my buyer's tour begins, we won't be showing your home.  Good luck!

That is unbelieveable. Truly. I've never heard of that, but I've only been in business for 4.5 years. I know I hate difficult houses where you can only show between certain hours, and this and that, but let's get real.

On a side note...I was just thinking today about how easy it's been to show property lately. My area has a large number of foreclosures, and most of the houses the buyers want to see are bank owned, so it's easy to set appointments because the houses are vacant. I think this is spoiling a lot of us agents. And it makes it difficult to get showings on those fair market listings that have difficult showing instructions. I'm seeing where buyers will just bypass looking at a house with difficult showing instructions, because they can't get into it when they want. There's enough easy to show inventory in my market to make most buyers happy.

They are nuts, or joking.   Or, they are under a Court Order to sell the house (divorce or some other reason), and they are pretending to have the house for Sale.

  You did well to scratch it off your list and move on.

Dorie: I can't believe we still have these type of listing agents who will agree to some of the most unfriendly terms to both buyer and seller.

Debbie:  Glad you've had some easy showings....I've been at this long enough that I just don't "fight" to show a listing...not worth the headaches.

Fred:  Never thought they may be under some court order and this is just for show....interesting idea.

Doug:  Definitely a no-win situation here...this really fits my buyer but I ain't showing it!
