The Hotness Ratios were calculated using February 2012 MLS statistics by the Real Estate Center at Texas A & M University.
The Hotness Ratio formula is simply: Pending Sales/Active Listings.
Big Hotness Ratios indicate that homes are selling at a brisk pace.
Small Hotness Ratios indicate that homes are lingering on the market.
For example, Plano had 201 homes pending out of 784 active listings. Therefore, Plano had a hotness ratio of 25.6 (201/784).
In another example, Richardson had 70 homes pending out of 237 active listings. Therefore, Richardson had a hotness ratio of 29.5 (70/237).
The biggest Hotness ratio was The Colony at 32.8. This indicates a pretty good Sellers Market in The Colony.
The smallest Hotness ratio was Addison/Far North Dallas at 16.4. This indicates a little bit weaker market in the Addison/Far North Dallas area.
