February 2012 Livermore Market Update – Inventory Continues Decline, Sales Increase

The trend of activities in the last several months in Livermore remains the same in Livermore, with its detached single family homes inventory dropping and sales pending going up, however, that pace has slowly changed somehow. Inventory and sales pending were almost at the same rate during February, something that we have not seen in this neighborhood since 2005. Inventory has not been this low since the early months of 2005.

In general, sales pending increased by 11% in the month of February, after going up by 40% in January. There were 115 sales pending in February, more than 11 in January. Inventory dropped by 8% to 128 in February, from 139 in January. February is actually the 7th continuous month that inventory declined. Inventory relative to sales pending dropped to 1.1 months in February from 1.3 months in January.

Properties listed below $1,000,000 made up 97% of inventory in Livermore and 88% of sales pending in January. Inventory dropped and sales pending went up to a rate that both are equal at 112 in February. Inventory dropped by 10% to 112 by the end of February, from January’s 124. Sales pending went up by 9% to 112 in February from 103 in January. That gave exactly a month of inventory in this market segment in February, a decrease from 1.2 months of January.

Inventory and sales pending both went up in the market for properties listed more than $1,000,000. There were 3 sales pending, an increase of 1 each for the last 2 months. 16 properties were in the active list in this market segment by the end of the month of February, up by 1 from January’s.

The real estate market of Livermore was more hectic in February than at any month since the year 2005. Inventory remains to drop, that begun in January of the previous year and sales pending continues to rise.
