This report looks at three types of sales data. The first is the current inventory of homes for sale in Scottsdale. The second is pending home sales and the final is actual home sales activity for the month of March 2012. The most recent 12 months of data have been included so that you can see how things have been trending.

The first chart below is a representation of active, pending and actual sales month-by-month over the past year. The chart below it shows you the percentage change between the months as well as the average sales price to list price percentage for Scottsdale home sales.

  March 2012 Highlights for Scottsdale AZ Homes for Sale:

  • Active Scottsdale Homes for Sale: Inventory is back on the downward trend right now. This is the lowest Scottsdale home inventory has been in the last 12 months.
  • Pending Homes Sales in Scottsdale: Pending home sales were up slightly (1.1%) over February and are at levels we last saw in June and July of 2011.
  • Scottsdale Homes Sold: Home sales jumped almost 30% between February and March to 492. This is the highest we have seen in the last 12 months and based on pending figures, we can expect a similar sales month in April.
  • Sales Price to List Price: 91.5% - This is the lowest this has been in a while, but it is still in the 90%'s.

The Scottsdale real estate market had an excellent March 2012. Home sale activity skyrocketed and inventory was down to some of the lowest levels we have seen in a while. And, with pending sales close to what we saw in February, we should have an equally strong April.
