There are not many homes for sale under $100,000 in Southwest Louisiana that are move in ready.  Buyers may become dismayed when viewing 30 year old homes.  Most buyer's who are only approved up to $100,000 will not have money saved to plan a remodel or put $30,000 worth of updates into a home.

This  3 bedroom 2 bath Sulphur home recently closed at $83,500 and was a foreclosure.  Homes in the neighborhood generally sell on average for $112,000.

Listed below is a sampling of what you will come across in older homes--it may remind you of your childhood growing up!

POPCORN BLOWN CEILINGS AND GOLD FIXTURES

GOLD OR AVOCADO SINKS AND TUBS

DARK CABINETS AND DATED APPLIANCES

There will  also be wood trim, wallpaper and lots of it, paneling which is painted if you are lucky, gold hardware and sculptured carpeting.

Southwest Louisiana home buyers won't get new unless they can afford "new construction".  Try to find the diamond in the rough and look beyond the dated construction.

 The truth is that 83k dollar home is a screaming deal. Low monthly note means money for upgrades. Put some sweat equity and 8-10k and you will have a great home.
