Buyers Remorse in Real Estate-Two Sides of The Coin

Buyers remorse in real estate comes in two flavors.

In the most common form of Buyers Remorse, a Buyer gets a property and discovers either unreported or undiscovered problems, location issues that were Why did I think buying this was a good idea?not apparent, or some financial aspect that makes it tough to handle the new purchase. The Buyer wakes up every morning, stumbles into the bathroom, looks in the mirror and wonders, "why did I buy that property, what was I thinking?"

In another form of Buyers Remorse, the Buyer analyzes a property from several angles, gets input from friends, family, and maybe even a psychic, palm reader, or shamen. This is in addition to the professional  advice provided by their agent.

The Buyer wants the property and their agent suggests the price range that should get acceptance based on other recent sales. Armed with this information, the Buyer has their agent submit an offer significantly lower than both the Seller's asked price and the their agent's suggested offer price. TheHere's what you can do with your offer? offer is rejected and another offer will be accepted. The Buyer is then left to wonder, "how did I miss out on this deal?"

In this deal, it's more the case the would-be Buyer is rejected before experiencing Buyer's Remorse. In any event, somebody is rejected and did not get to buy a piece of property.

Sometimes it's tough to pull the trigger on a deal. Nobody wants to pay more for anything than they have too. But, going too low and missing out on a property that is properly valued can be a bitter pill.

Accept the principal that a property is only worth what someone is willing to pay for it. If you're not willing to pay what another Buyer will pay, the property is not for you. So don't get too down on yourself if you miss out on a property because you went too low. Have yourself a short pity party, drink a little Buyer's Remorse Tea and get ready for the next deal.

Let me help you avoid that Buyer Remorse situation if you're looking to buy or sell some San Antonio area property.

Wayne: Several good reasons in the content of your blog why a buyer should use a professional like yourself to guide them through the process. A home purchase is an important step, without proper guidance its easy to stumble.

Wayne, sometimes I think of this scenario II as The One that Got Away. Those properties hunt us. Good blog, good topic. If you're willing to take that rsik fine, but realize it is a risk, especially if its a great property!

This is such a good post Wayne.  Buyers who don't pull the trigger, or don't pull the trigger hard enough may miss out on owning the home they want.  The conversation I have with buyers is along the lines of Do you want a home, or do you want a deal?  If you want the home, then let's give you the best possible chance of actually getting in to the home within your price range.
