Below are some recent discussions from our short sale agent forum at www.TheShortSaleGuide.com.  One excellent one asked by a home owners who rented back her home after a short sales was if she could buy back her house now, as she never signed an Arms Length Affidavit.

There are short sales and there is SUNTRUST. Isn't this a violation of fiduciary duty to their investor?

I've read the feedback about Suntrust dating back to 2010 on these boards and other websites.
I'm on my 6th month now. During the first 2 m...

Franklin Credit

Hello All,

Has anyone dealt with Franklin Credit? They are a 2nd lien holder (servicer) on a shortsale that I am doing and they will not settle. They have denied all requests. The 1st lien holder agreed to give $6,598.00 towards then 2nd and they have refused. They are seeking $45,000 for the amount that is owed which is around $75,000.00. With that, they also will go after the borrower for the remainder. Is there any way we can have them come to an agreement so that I can close the...

Redwood City Short Sales Don't Look So Bad in a Low Inventory Market

levels  all over Silicon Valley, short sales are gaining in popularity for buyers. Added to that is the fact that short sales while not a sure thing, are getting approved at increasingly higher
rates.
Short sales can still be time consuming and frustrating, but when there are so few choices for buyers they begin to look better. So if you are thinking of selling your...

Put condo on market and got 13 offers. The San Jose inventory for small affordable condos is...

2nd lien is Collection Agency.....................

I have a situaiton where the first has approved the short sale and have specifiedt that they will pay the 2nd lien $3K to release.  The 2nd lien is with a collection agency and they won't accept anything less than $8K.

The reason they said they won't accept anything less is because the commission being paid out is for $11K.  They don't see letting the agents get paid more than they get for a their lien.  I have worked this
file for over 9 months and to have this be the...

Oh sure go for it.  The lenders don't seem to be paying much attention to all the short sale fraud happening.
