It's been said time and again that kitchens and baths sell homes, and that's because it's very true! However, whether you're a traditional homeowner just trying to update your home, or a real estate investor trying to flip a house fast, you don't have to go overboard on the finishes, to have a kitchen that wows buyers.

STOP PAINTING CABINETS WHITE

Nothing says "flip" faster than a coat of stark white paint on the kitchen cabinets, and with so much competition, you need a way for your property to stand out. But, is it really necessary to replace the cabinets? And, what alternative do you have when the cabinets are still in good condition, and you don't want to have to go through the cost of replacing them?

One alternative that we've used on our real estate investment properties is to paint the cabinets a rich, dark color, such as a deep reddish-brown, that gives the same effect as a cherry wood. Other colors you may want to consider, depending on the counter top and wall color, are a charcoal grey, chocolate brown or black. When these colors are paired with the right stainless steel handles and drawer pulls, the effect is striking and you get an affordable and updated look for your kitchen.

GETTING A PROFESSIONAL AND UPDATED LOOK IN YOUR KITCHEN

To get the most professional and updated look in your kitchen, you'll want to use a paint sprayer, or a professional painter that can do an exceptional brush job. Also, talk with the painter about the level of gloss, as some colors are better with a matte or low gloss finish, especially if you're going for a modern look, while others require a medium to high gloss.

CONSIDER THE COMPS WHEN DECIDING WHETHER TO REPLACE OR PAINT

A word of caution regarding painting versus replacing your kitchen cabinets; Know your market and the comps! If the majority of the comparable properties in the area have upgraded, wood cabinets, then you seriously need to consider replacing the cabinets, rather than painting them. If, however, most of the comps have oak, laminate, or painted cabinets, go for the paint option, but be sure to add those stainless steel handles to make the kitchen cabinets pop. Using this combination of colors and drawer pulls will completely update the look of your kitchen without spending a fortune, and will make your property stand out from the crowd of outdated or white kitchen cabinets.

The painting thing never appealed to me as a builder unless it was a built-in or something that doesn't get handled that much.

I agree and prefer to replace with real wood, but sometimes the dimensions are so specific that you need to order custom cabinets to really fit the space properly, which eats up all of your budget and/or profit.
