What Happens When Sellers Discover a Defect While Under Contract?

  This 3 bedroom 2 bath home  located just off of W. McNeese Street sold for $168,000 and was on the market a total of 94 days.

This transaction had an unexpected event while under contract.  While still on the market, and under contract the sellers discovered a shift in the  flooring of their  home which is on a slab. 

What happens when a Seller discovers a defect in their home while under contract?  The Sellers should disclose  changes to Buyer right away.  In this instance, the Sellers amended the original Louisiana disclosures and all parties initialed.  Sellers wanted to make the repair and Buyers still wanted to purchase the home.

  Local general contractor Ava Maria  Foundation Repair was contacted and it was discovered the slab had a crack.  Concrete was pumped into the foundation and the existig wood floors had to be replaced.  Ava Maria also warrantys the foundation repair. $1,500 later we still closed!!

Closing on a home these days can be filled with twists turns from the loan process, appraisals and inspections.  When issues do arise it is best to just address the issue with a plan of action and advice from professionals.

This is part of my seller counseling..sometimes things do come up while under contract.  You just disclose and address it.  Life moves on.  Glad your situation had a great resolution!
