Gay, good point about not asking for highest and best as they could shut out other offers that may come in. Sounds like you've got a crazy market now. Good news.

Joan - definitely - especially if the agent is doing everything possible.. no open houses/no marketing.. then I might question it.. but if all is being done then it is price..

Hi Chris you are correct but multiple bids in Westchester - or this area.. many times involves no contingencies (which would include not contingent upon an appraisal = to all cash) so the appraisal would not be an issue for the sellers.
Hi Gay, I have to say as a listing agent it surprises me that when buyers are aware there are multiple offers they come in with a less than full price offer and don't have any special terms. Nothing to make me say YES this is the one.
Then the appraiser and the underwriter have to stick their finger in the pie... Thanks for sharing
When I have a lot of interest with the potential for multiple offers I tend to soft-peddle the potential so the other agents don't get overwhelmed. Keeping the status of other offers to just the facts means not overstating things and, as you say, finding disappointment.
