Well yes and certainly here in Arizona it is hot hot hot and with the dust storms going in constant motion, many think that doing an open house is a big waste of time.
Well my answer to that is No, I totally and 100% disagree with that sentiment. And here are some reasons why. Today for example, only two different potential buyers walked in to my open house. Now notice I said the word "only" in the previous sentence and its placement. It connotes that something negative is about to occur, that merely and only two potential buyers are somehow not enough or not special. Well, those "only" potential buyers who walked into my open house, might be very serious buyers with only a few hundred thousand dollars to spend which equates to income for yours truly. Those potential buyers are only braving through the hot sun and bad weather to only be attempting to find themselves an awesome home bargain because they may be the only ones out there who are legitimately shopping for a home at this time.
Another good reason for doing open houses during a "slow time" is because if it is indeed "slow" guess what? It gives me time to focus my energies on other income producing activities like answering questions of current clients via email and the cell phone, marketing homes for sale, or setting up listing appointments. Oh wow! That happened even today. Towards the end of my open house today, I connected with a past client who wants to sell his home and tomorrow we are meeting to have that discussion. Could I have connected wth this client from the confiines of my home in my underwear and spaghetti stained t-shirt? Why yes of course!
If I did elect to take this underwear option, then the end result of the day would be one listing appointment plus one inflated ego that would allow me to be inspired to ballyhoo on Facebook in loud proclamation and in all caps, "Hey everyone! Look at me! I am in my underwear and spaghetti stained t-shirt and I got a listing appointment set up today! I'm the man!"
However, the end result of today's waste of time open house was one new marketing idea (not revealing it yet), one listing appointment, and connection with two potential buyers. In real numbers we can say $4,000 versus $12,000 in total potential immediate income and a new marketing idea that has gained 4 sponsors already (oops!) and could possibly have a long lasting income effect.
I think I rest my case here.
That's why I do open houses in the hot hot sun when nobody is walking around.
