I know a lot of people think that because the market is mostly short sales and bank owned homes (now mostly short sales) that you can come in and offer less than asking price and get a steal. That is not the case any more. It is very common for homes to receive several offers now. And don't even think about waiting to make an offer on that home you just viewed. If the price is right, the location is perfect and it's in good condition it WILL NOT last long.
If you have been thinking about selling your home and moving up to something bigger now is the time to do it. Prices are pretty much at the bottom now in my opinion. While it is true that your current home is not worth what it was a few years ago it is also true
for the new home you want to buy. You might be surprised what that bigger nicer home now costs. Interest rates are at historic lows too.
The amount of homes currently on the market is low. There are lots of eager buyers out there now. Lots of first time buyers that just a few short years ago didn't think they would ever be able to afford to buy a home. This is making for a lot of competition for the available homes.
If you are thinking about selling your Stanislaus County home in either a Short Sale or a traditional sale now is the time. You probably wont have to have it on the market long before getting one or even several offers. You probably won't have to go through weeks of showings, countless open houses and a major disruption of your life just to get one offer. Don't be surprised if you find yourself with a few offers within the first few days your home is on the market.
