My friend Debe Maxwell wrote this post and I really wanted to share it with everyone because it just saved me some time because it is exactly what was in my head too!

Questions to ask yourself about home buyingMost of you who read my blog know that I'm a former nurse AND the wife of a quadriplegic so, this analogy is even far-fetched for ME but, I've just got to rant a little here!  

AGENTS:  How many times have you been working with buyers who say, "I've done all of the research and this is what I want to Offer on this property?"  

"Oh, I KNOW what the comps are!  I found them on Xyzillow!"

"I've bought and sold MANY homes in my lifetime--at least 5!  Of COURSE I know how this is done!"

"And, don't think I don't know how this process works.  It's ALL about getting the best deal and I KNOW these people will take $___ for this house."

"This house will never apprasie at this price!"  (aka LOW market value!)

Real estate agents are being bombarded by many who think that because they've bought and sold 5 homes in their lifetimes, this experience somehow compares to the hundreds of transactions that we've managed over the years.  

Have you had buyers who have had to find multiple homes before they realize that we DO know what we're talking about when it comes to our real estate market?

We DO know the comparables--the RECENT comparables that have NOT yet found their way online; the recent comparables that truly DO represent the CURRENT market conditions; the recent comparables that our buyers' competition are actually using to make their Offers which are winning the bids on local real estate.

What's the common thread here?  Some feel it's trust, others believe that the internet has become buyers' (and even some sellers') worst enemy.  I feel like my clients do trust me but, I also know that the Almighty Dollar tends to get the best of a good number of consumers who believe everything they read online.  

BUYERS:  Aggregate sites even have 'warning' disclosures to let the public know that their data can be as much as 35% off.  Buyers, the market is hot, hot, hot right now!  A real estate professional is just that--a professional.  I would never, in a million years, claim to be an expert at your job--you have been professionally trained, as have I.  My peers and I have worked through these last 4 tough years of mastering market knowledge on a daily basis.  We have sold hundreds of homes and we KNOW how to advise you in your home purchase.  That is what we do day in and day out.

I can honestly say that I would NOT be happy with my 3rd or 4th choice in a home--I want the home that I want when I'm buying a home.  Don't lose that dream home!  Listen to your real estate professional--we truly DO know what we're talking about when it comes to our business.  We are not encouraging you to Offer $10K more just so we can make a couple of extra dollars!  We want what YOU want--for you to be able to purchase your dream home!

I'm not looking to WebMD to learn how to perform my own tonsillectomy; nor should you look to the internet to learn how to make the largest investment of your life!

HeeHee!  Imagine that, Heather!  Great minds!  I seriously get this daily and as I told Lenn, it's maddening to say the least.  What would be more wonderful is if they were off to the HIGH end--that way we could say, "Oh, no, I wouldn't offer that, I'd offer $50K lower" and have them win every time!  Ahh, imagine that DREAM!  LOL
