What Makes a Renter Choose an Apartment?

Even if they don’t know it, tenants have to be impressed in a few key areas before they’re ready to make out a check for a security deposit and rent an apartment. Although student renters are often a bit more constrained by physical location, they still want to find an apartment that suits their sense of style. No matter who you’re looking to rent to, however, keep the next few tips in mind.

  • Curb Appeal – How a place looks from the street is one of the biggest factors in any tenant’s decision to rent. Without curb appeal, is anyone going to want to even approach your property? Remember, often renters are looking at lots of properties, and you want yours to stand out for good reasons, not bad ones!
  • Safety and Security – No tenant wants to feel unsafe in their own space. Make sure the building is secure with top-quality locks and equipment. This doesn’t necessarily mean offering a security system. However, some renters may feel better if you preinstall the equipment and allow them the option of activating it. If you offer parking, make sure all parking areas are well lit.
  • Available Amenities – From common areas to nearby attractions, the more amenities you’re able to offer, the more impressed renters will be. Having a gathering area for common use is a great bonus. On-site laundry, a pool, even a workout room are all amenities that many renters look for when scouting apartments. Even if you can’t offer many of these, the key thing is to make the amenities you can offer stand out. Just as with curb appeal, renters judge an apartment by its common spaces.
  • The Apartment – Of course the apartment itself plays a key role! Even if your property can’t offer the most up-to-date finishes or countertops, making sure the apartment is clean and well-staged can go a long way toward landing a renter. Be able to show prospective renters that the plumbing and appliances are in good condition. A renter wants to be able to imagine living in your space, not cleaning or fixing it up!

It’s also important to remember that you can’t just make your rental look great in pictures. It has to look just as good in person! You never know if your next showing will be the one that lands you a new resident.

I suspect that many rental prospects want the property BEFORE they view it because of the miriad of viewing and showing options available on the internet...major apartment complexes have interior photos and floor plans which helps narrow down their choices!
