Noe Valley Real Estate Market July: summer heat is still here.
Another beautiful day in Noe Valley, I took this picture today at 1pm, not a cloud in the sky, a perfect 78 degrees with no humidity.
It does not surprise me at all that real estate prices in this picture perfect neighborhood are sky rocketing, I mean come on, who wouldn't want to live here.
Looking at Single Family Home sales in Noe Valley for the month of July when compared to June there is little change. Inventory remains low, demand high. Sales activity is flat with the same # of sales in June & July. Metrics are unchanged accross the board with one exception, Average Sales Price.
We see a slight increase in Average Sale Prices up from June’s $1,315,015 to $1,585,000 in July.
On the streets of Noe Valley you can see house after house under some kind of major renovation, many are lifting their homes to add a garage, others creating larging lving spaces on the back of the house keeping the Victorian Facade in tact. All of this activity equals construction jobs and money for the local economy. Could Real Estate once again lead this country back to solid ground?
