I had the pleasure of working with buyers relocating to Lake Charles with a transfer of a new job.   We began searching Lake Charles Homes for Sale in June when the buyers made their first trip to Southwest Louisiana.

After exploring all the neighborhoods and options the buyers were educated on what each area in Southwest Louisiana offered.     We viewed established homes for sale and Lake Charles historic homes for sale.

By the time the buyer's returned for their second house hunting trip in July, they  had decided they were attracted to homes for sale in South Lake Charles.  The great thing about working with a Realtor is that your agent can show you any property including For Sale By Owner Homes!   Located on the same street as a listed Lake Charles Home for Sale we viewed was this home which was a For Sale By Owner.   The Buyer's really liked the location and were curious about viewing the For Sale by Owner House, so I checked it out for them!

For Sale by Owners may not always understand the Lake Charles current market and how comparables work.  Many are receptive to paying a Realtor a commission and when an offer is presented, the agent representing the Buyers can have the Seller fill out what is known as a one time listing agreement.  This is helpful so that when the home is sold it can go into the MLS as a comp for the neighborhood.

4908 W. St. Charles was a For Sale by Owner SOLD by a REALTOR!!!  Heads up, Lake Charles Sellers, Realtors are the individuals working with ready, willing and able buyers that are pre - approved!   Do yourself a favor, let a Realtor field those calls and showings for you.   This is the second For Sale By Owner property I have closed this week.  Let a Realtor earn a commission and bring you a buyer so you can move on to your next home!!

I do it quite often.  it is amazing how the most stubborn FSBO no longer hates all realtors when you bring a contract and a listing agreement simultaneously and put them in front of his face.
