Seller Inspections -A Valuable Tool that is Rarely Used

We offer seller inspections and participate in the Move-In CertifiedTM program through the International Assoc. of Certified Home Inspectors.  It would seem that this type of inspection would be a hot item in this buyer's market; however, seller inspections have accounted for only a small percentage of our business. 
 
I have done web searches and found that the Move-In CertifiedTM  program is being used with success in other parts of the country, but, from my conversations with agents, it is unknown in my area. 
 
So much effort is made to make a house stand-out from all the other houses for sale on the same street, why not have the home inspected before it is listed, correct any major defects and have a sign in the yard to proclaim it?  The house is going to be inspected anyway, and if it's done beforehand, there is a good chance that issues can be addressed ahead of time instead of allowing them to pop up during the buyer's inspection and become a potential deal killer.
 
I would like to hear any comments on seller inspections and specifically the Move-In CertifiedTM 
program.  Has a seller inspection helped anyone move a property or helped find problems before the buyer's inspection?

Our Move-In CertifiedTM inspections include:
  • A full inspection of the home, with a follow-up inspection to confirm there are no major systems in need of immediate repair or replacement and no known safety hazards.
  • Full color inspection reports for everyone who tours the home.
  • The inspection report will be entered into a database searchable by street address.
  • A Move-In CertifiedTM Home Inspection sign displayed in the yard to alert buyers that the inspection has been completed and is available for their review.

We provide a stack of full color copies of the initial full inspection report and any needed follow-up report, so that anyone touring the home can take one.  The reports are also available online through a searchable database by street address. 
Links to the report could be inserted into the real estate listing which would really make it stand out by providing more information than other listings.
