We learn from experience.
We learn something new everyday . In real estate every transaction is different. We learn something from every buyer, seller,tenant,landlord, andd property we deal with and from events in our lives. We make adjustments and changes in our techniques and methods based on what we learn from our experiences.
When we get out of our comfort zone we are reminded of the phrase ...' it won't kill you. ' This motivates us to do things that we normally do not do.
When I got my license in 1992 my Broker at that time gave us tips on farming and cold calling. He had a cross directory with names and addresses by street name.. We did not have a do no call list in those days.
I was scared to call strangers but after a few days I did not mind calling. Most people were friendly though there were few who hung up the phone or were rude. I learned to accept rejection and just moved on and called the next person.
After a few months I started farming neighborhoods and knocked on door. I did not have any bad experiences and got to know many people and got a few listings this way.
I did not have a sphere of influence as such as I did not grow up in this country and built my business slowly and these cleints referred me to others. Now my business is 70% by referral and the rest through open houses, my web site and online marketing. I do not cold call, knock on doors nor do floor duty.
If you told me 25 years ago that I would have to call strangers and knock on doors I would not have got my license. I thought the broker would assign us the customers , who would be loyal to us and buy or sell using our service.
At the first training session we were asked oto make a list of our sphere of influence ( my friends are most from out of state ) most already had homes . It was a short list.
I got my first listing by calling an expired listing home owner.
What does not kill us makes us stronger. Cold calling will not kill us nor will farming. People may hang up the phone or shut the door . You can get to know prospective buyers and seller.
