It was one of those days.  GPS, Printed Maps, Road Signs, Painted Curbs - somehow I was going to the wrong house on every street of my preview list!!!  In this hot market it's important to get out and take a look at properties before they disappear!  My printout was a week old ( I like to take notes on it as I preview) and apparently - TOO OLD!

Okay, I usually select a few places to look at each day, and double-check the status, make notes on my map, but on this day, I just got it all mixed up!  I went to a house that was no longer listed - I called the wrong listing agent about a house that had a sign that conflicted with statements in the MLS - I pulled up to houses with teams of maintenance crews doing MAJOR WORK - the listing said "move-in-ready" - pardon the dust, I guess...???

Despite my prezel-centric drive, I found a gem in the middle.  This house has a great rennovation with a split floor plan.  Every room is bright and the kitchen even has a skylight to brighten it up.

The yards are clear - no ragged, struggling foliage - and offer enough space for a playground or party.  I have to admit I was surprised at how pretty the interior was, as the street view has an "innocent bystander" look.  Just another reason I feel that previewing is essential!

You are on the nose for previewing. Every year I get clients who had spent a day with an agent who showed them junk because the agent didn't preview and the client felt the agent wasted their time.

Previewing is great--especially if you have not sold a lot in the area. Many of the agents in our office now are at a point where they have been in so many homes that they know the floor plans in most of the larger communities. The thing is they may not know the unique properties on the market--unless they preview.

I like to preveiw homes when I have the time.  Now that I know the inventory, I just need a buyer to fit each one!

At first I thought one snacks on pretzels while they carry out the mission...I have learned to eat anything while driving even though I have cut back quite bit. As to previewing properties, I have been previewing things all my life..I always research my area of interest whether it be travel, car or property purchase or misc shopping. I don't like surprises.....thank you

Pretzel Driving - Going in circles around the same blocks and cul-de-sacs because I kept missing a turn, or I turned on 33rd PLACE instead of 33rd STREET, or the GPS connects two roads that have a locked gate between them.  All those address - finding mistakes that lead to driving in circles.

Previewing teaches me that you just can't judge a house by looking at the outside.  You may not realize it extends twice as far back as the one next door, or has a well-crafted Arizona Room, jet tubs, skylights, etc.  Especially when the listing agent only posts 4 photos taken at night with tremendous glare on the windows.

Rich, it's great when previewing properties to find one that is worth the look. I never trust my GPS. It's taken me to dead end roads and gives bad advice on occasion how to get to a place. You'd think for what they costs they'd be perfect.

Rich, I loved the writing (and riding) style of this post and congratulations on your feature.  Guess you might wait to print your report the night before instead of a week ahead.  Even though it's frustrating with wrong information etc, you still got exposed probably to neighborhoods you weren't aware of.  Sometimes it isn't about the destination, it is about the journey.
