Hello friends, I usually don't have a million ideas to share unless its foreclosures and short sales, but I got the opportunity to read a book I actually received in the mail for free from Housevalues. In the book, it suggested some helpful ideas, hope they help you as well..

  • On your main email account, place a message just below your info with a link that says, "Sign up for my free newsletter on?? and make sure it links back to your personal website.
  • If you don't have a website, get one asap, point2agent has always been my favorite.
  • Empower your business cards, make sure on the back side you have a creative link to your website, such as subscribe to our free market updates.
  • Finders fee: Check with your Broker on this one, but take the 1 mile-5 mile radius of your office and go in to talk to the owners and ask if they would like to make 100-250 bucks for each closing you have due to their referral, its all about getting your name out there right?
  • Change your voice-mail from the standard, boring message, make it bright, nice and professional and ALWAYS give your website via your voice message. It's possible that this prospect might go search for homes immediately and have a list when you are able to call back.
  • Get a name tag and wear it everywhere....I know we have all heard that before!
  • Pay someones toll or coffee behind you at Starbucks and leave your card so they tell someone else about what you did, again, name recognition, its funny how that comes back to you!

Most us can improve in implementing new ideas and as well as focusing on our wonderful clients present and past, but find new ways to meet new clients!! Best of luck!

These are wonderful ideas Melissa and the Starbucks one is my favorite especially originating here in Seattle - so this could make my addiction to grande vanilla lattes qualify as a % business expense? I like it (grin) seriously I like the idea and your insight and reminder that nametags are a great identifiers but their effectiveness often overlooked - thanks for sharing CHEERS!

Very good ideas.   But... you need to be careful not to violate RESPA guidelines.  Nothing of value can be given in exchange for a referral.  Nothing at all.  I wouldn't want anyone to get in trouble.  Just thought I would let everyone know.  If you are doing a co-marketing campaign make sure both parties contribute equally as well.

This Cowboy rides the extra mile.

I don't like the idea of buying leads from unlicensed people.  but I would donate 20% of my paycheck to a charity or non-profit association like this >.>.>.>.>.>.>.>.>   http://www.nha-norco.org/sponsor_2.html

Save a horse ride a Cowboy.

Good tips!  It's the little things that build success over the long term and sometimes we need to be constantly reminded of them.

All of your ideas are very good ones. I am wearing my name tags more often now ( But I am not wearing it right now ). But you reminded me that I need to change my voice message to something that will let everyone know that I am a real estate professional and to make them check out my website. Great post.

I believe paying a referral fee to nonlicensed individuals is a respa violation.

Dressing nicely and wearing my nametag (even to make a quick run to the post office or someplace I think I'm unlikely to be seen) really has gotten me some prospects.  I was at the County Fair and wa stopped by several people who asked for my card and gave me their contact info simply because I was wearing my name tag.  It's such an easy thing to do, yet most people don't do it.  Good for you for reminding everyone!

There are restrictions on referral fees in California, so any agent here should check that out before trying that.  You can do it, but there are strict rules.  Thank you gifts after the fact are allowed to a certain value though, as long as it wasn't a bargain up front.  Of course if someone is thanked with an unexpected gift certificate to a restaurant, they will be likely to keep referring people to you.
