When taking a look at the Hamilton Township Market Summary we first look at the NUMBER OF LISTINGS. The Active, Pended, and Sold listings summary. We see that the pended and sold appear to be "holding steady" which is a good thing. However as the number of Active listings is still well above the pended and sold listings, this shows we are still in a Buyers Market.
Next, we'll look at the LISTING PRICES for the Active and Sold listings. (Sorry there was incomplete data for the pended so I opted to leave it out)
When looking at the ABSORPTION RATE in the Hamilton Township Market Summary ytd to Sept. 2012 we see that Septembers rate was about the same as December and Januarys rates which is an indicator of one of two things - either more homes are selling or fewer Sellers are putting their homes back on the market once they expire. In our current market situation, this instance, I believe, is a combination of the two as our sales have been up and our Number of Active Listings for the County overall have been going down.
Lastly, let's take a look at the LIST PRICE TO SALE PRICE RATIO for those homes sold. We like to see, and hope for, this rate to be around 97%.
